Commission & Brokerage Fee Calculator (With VAT & Net Proceeds)

Commission is calculated by multiplying the transaction value by the commission percentage: Commission = Deal Amount × (Rate ÷ 100). If Value Added Tax (such as 15% in Saudi Arabia or 14% in Egypt) applies to the brokerage service, VAT is calculated on the commission amount itself rather than the entire deal price.

How it works

Whether you are a real estate broker calculating the statutory 2.5% fee, an e-commerce merchant estimating marketplace platform fees, an affiliate marketer tracking referrals, or a sales manager computing monthly rep payouts, accurate commission accounting requires separating the base commission, the VAT charged on the service fee, and whether the fee is deducted from the seller’s payout or added to the buyer’s invoice.

Standard Commission & Brokerage Rates Across Industries

The reference table below shows typical commission percentages and how VAT affects the total brokerage cost on a 100,000 deal:

Two Accounting Modes: Deduct from Seller vs. Add to Buyer

  • Deduct Commission from Seller Proceeds: Used by payment gateways, e-commerce marketplaces, and seller-paid real estate agreements. The platform or broker subtracts the commission (plus VAT on commission) from the gross sale amount and remits the net balance to the seller.
  • Add Commission to Buyer Total: Used in buyer-paid real estate transactions and auction houses. The buyer pays the full deal price plus the brokerage commission and VAT on commission.
Worked Example (500,000 Deal with 2.5% Commission & 15% VAT):
A transaction closes for 500,000 with a 2.5% brokerage commission and 15% VAT on the brokerage service:
  • Base Commission (Before VAT): 500,000 × 2.5% = 12,500.00.
  • VAT on Commission (12,500 × 15%): 1,875.00.
  • Total Commission Including VAT: 12,500 + 1,875 = 14,375.00 (2.875% of the deal).
  • If Deducted from Seller: Net seller payout = 500,000 − 14,375 = 485,625.00.
  • If Added to Buyer: Total buyer payment = 500,000 + 14,375 = 514,375.00.

Sources & assumptions

VAT percentage is applied strictly to the commission amount (Base Commission × VAT%), not to the principal deal value.,Enter 0 in the VAT field if the sales commission is an internal employee bonus or occurs in a non-VAT jurisdiction.,All monetary figures are rounded to two decimal places (integer cents/halalas).

Frequently asked questions

What is the maximum legal real estate commission (Saee) in Saudi Arabia?

Under Article 14 of the Saudi Real Estate Brokerage Law supervised by REGA, the brokerage commission is capped at 2.5% of the sale contract value (or 2.5% of the first year’s rent for leases), unless the parties explicitly agree otherwise in writing in the registered brokerage contract.

How is 15% VAT calculated on a 2.5% brokerage commission?

The 15% VAT applies only to the broker’s 2.5% service fee, not to the property price. Multiplying 2.5% by 1.15 equals 2.875% of the total property price (2.5% for the broker and 0.375% remitted to ZATCA).

Who pays the brokerage commission in a lease or sale contract?

Under the Saudi Real Estate Brokerage Law, the commission is borne by the party who contracted and authorized the broker (whether buyer, seller, landlord, or tenant). If the broker represents both parties under a dual contract, the percentage is split as agreed in the contract.

How do I calculate my net payout after marketplace or payment gateway fees?

Enter the product sale price in the deal amount field, enter the platform fee (e.g., 10% or 2.9%), enter the VAT on fees (e.g., 15% or 14%), and choose "Deduct from Seller Proceeds" to see your exact net deposit.

Can I use this calculator for employee sales commissions without VAT?

Yes. Simply set the VAT field to 0% and enter the total monthly sales achieved by the employee along with their commission percentage to get their exact gross commission payout.
